WHY SHOULD I HAVE AN ESTATE SALE ?

If you need to liquidate your personal belongings, the assets of a family or an estate due to downsizing (moving/clutter), divorce, debt and/or death, then an estate sale is probably your best option. Unlike garage/yard sales and auctions, estate sales are the most efficient way to maximize proceeds from property. All done simultaneously, estate sales consist of organizing, arranging, displaying, advertising and selling assets to the general public on a scheduled date; therefore, making your life a whole lot less stressful.

ARE THERE ANY UPFRONT COSTS OR FEES ?

We do not charge any upfront costs, deposits, set-up or hourly fees.

WHAT IS YOUR COMPANY’S COMMISSION ?

We operate on an all inclusive commission. We charge a 30% commission fee with a $1,500 minimum based upon the total gross profits of the estate sale.

HOW DO YOU GET CUSTOMERS TO ATTEND MY SALE ?

We advertise and promote your estate sale on the Black Diamond Estate Sales website, Black Diamond Estate Sales Facebook page and Estatesales.net. We also place custom outdoor signage in high traffic locations, near the estate, to direct and guide customers to the estate sale. Overall, we provide our loyal customers and the general public with a sufficient amount of pictures, descriptions and information about your estate sale.

HOW LONG ARE THE ESTATE SALES ?

Our estate sales usually are conducted over two days–from 9:00 am to 3:00 pm. However, if we determine that the sale should be longer, we will extend the days of the estate sale.

HOW DO YOU KNOW WHAT ITEMS TO KEEP OR DISPOSE ?

Our dedicated owner and full-time staff posses years of combined knowledge in the estate sale service business. That being said, we always advise our Client(s) and staff never to throw anything away. We like to keep in mind that everything in an estate can generate revenue.

WHAT HAPPENS WITH THE ITEMS THAT DO NOT SELL ?

We realize that there are items in the estate that may not sell, so we give you the following options:

  • Donate them to a charity.
  • Have us take agreed items on consignment.
  • Leave the items so you can dispose of them.
  • Contact a third party to sell the remaining items.

WHAT DO YOU DO TO PROTECT MY PROPERTY ?

We treat our Clients estate as if it were our own. Therefore, we take extra measures to safe guard your home and the contents either inside or outside of it, such as:

  • Security Cameras.
  • Limiting access to one entrance and exit.
  • Placing information, safety and policy signage throughout your estate.
  • Employ a numbering system to control the quantity of customers in your estate.
  • Staff your estate sale with an adequate number of personal in order to deter theft.
  • Professionally handle acts of improper and inappropriate behavior that can potentially damage or cause harm to your property.

DO YOU ALLOW PREVIEWS OR PRE-SALES ?

We do not allow previews or pre-sales prior to our estate sales. We work hard and take pride in providing an equal level playing field for all of our customers.

WHERE ARE YOU LOCATED AND WHAT AREAS DO YOU SERVICE ?

We are a company based out of Chicago and we service a vast majority of areas in Illinois.

WHEN DO I RECEIVE PROCEEDS FROM THE ESTATE SALE ?

We provide our Client(s) with the proceeds 7 to 10 business days after the conclusion of the estate sale.
